Bayshore Drive Award: What It Means for New Upper Changi Road Buyers on Timing and Nearby Supply

By Davis Ng · · Updated

Two land sales a short distance apart in Bedok were settled within seven weeks of each other this year. URA awarded the Bayshore Drive site on 20 July 2026 and the New Upper Changi Road site on 4 September 2026. If you are weighing a home at New Upper Changi Road, referred to on this site as Bedok South, the Bayshore Drive result is the one nearby award most likely to shape your choices. This page explains what it changes for you on timing and on the number of new homes nearby, and what it does not tell you.

The two are separate sites with separate owners. Bayshore Drive is not part of this development, and the owners named for this development by URA are different from those named for Bayshore Drive.

Timing: two projects at a similar stage

Because both sites changed hands within about seven weeks, both teams are now at a similar early stage: design, approvals and launch planning. This development has not announced a name, a sales launch date, a showflat or a completion date, and URA's award release for Bayshore Drive gives no launch dates either. It is possible that the two sales periods will fall within a fairly short span of each other, but nothing has been announced, and nothing here should be read as a forecast of which one comes first.

What this means for you in practice:

  • Do not set your own sale, financing or move dates around a launch that has not been announced for either site.
  • Expect to compare two new projects in the same part of Bedok, possibly within months of each other, rather than one in isolation.
  • Our showflat page will carry this development's preview dates once they are published. Until then, the venue and schedule are not announced. Contact us to be told when they are.

Supply: how many new private homes are planned nearby

On URA's own estimates, the two sites together could yield about 2,290 homes: a potential 1,280 at Bayshore Drive and about 1,010 at New Upper Changi Road. Both came from the same Confirmed List of the first half 2026 land sales programme, which URA put at 4,575 homes in total. These two sites therefore make up roughly half of that list. URA also says the final number of homes at New Upper Changi Road may differ from its estimate, so treat 1,010 as a guide rather than a fixed figure.

For a buyer, more new homes nearby means more choice of layouts and stacks, and a larger number of similar units in the area when owners later come to sell or rent. How that affects any price is not something these awards can answer, and no price view is offered here.

Different sites, different everyday routines

The two sites will not offer the same daily life, so it is worth comparing them on their own terms:

  • Rail. URA describes Bayshore Drive as integrated with Bedok South MRT station. For New Upper Changi Road, URA's tender release places the site near Bedok MRT station. Do not assume this development shares Bayshore Drive's station link. Our location page sets out what is known so far.
  • Mix of uses. Bayshore Drive is zoned for commercial and residential use, with retail space and a bus interchange. New Upper Changi Road is zoned residential only. If shops downstairs matter to you, that is a real difference. If a quieter, purely residential site matters more, that is also a real difference.
  • Size. Bayshore Drive is the larger site, with a bigger floor area allowance. Site size alone does not tell you about density, block heights or facilities. Those come with each project's approved plans.

What the Bayshore Drive award does not tell you

  • Price. A neighbouring land award is not a guide to what units here will cost. The price page will show this development's prices once the developer releases them. Until then, contact us.
  • Layouts. Unit types, sizes and stack orientation for this development are not published. The floor plans page will add them when they are released.
  • Launch order. No launch date has been announced for either site.

Quick answers

Is Bayshore Drive the same project as Bedok South?

No. Bayshore Drive is a separate commercial and residential site awarded on 20 July 2026. This development is the New Upper Changi Road residential site, awarded on 4 September 2026 to different companies.

Is the Bayshore Drive award final?

Yes. URA's 20 July 2026 release states that it has awarded the tender to the Gemini entities named above.

Will this development be next to Bedok South MRT station?

That has not been confirmed. URA places the New Upper Changi Road site near Bedok MRT station. Walking routes and distances will be clearer once the site plan is published.
